The Californian

Mixed-Use Development

The joint venture partnership of Bishop Ventures and Murfey Company completed in 2018 The Californian, a $19M, 81-unit apartment project that also includes 3,000sf of ground floor coffee shops and fitness facilities.  Located on long-vacant 2-acre site at 3233 Kemper Street in the heart of San Diego’s bustling Point Loma / Midway District, the property is walking distance to the area’s best shopping and entertainment, ½ a mile from the world-class Liberty Station Shopping District, and 1 mile from the Pacific Ocean.

Public-Private Partnerships

The Californian is a public-private partnership between the San Diego Community College District and the joint venture partnership of Bishop Ventures and Murfey Company.  The development is underlain by a 99-year ground lease commitment between the two parties.

Onsite Inclusionary Housing

Bishop Ventures believe that onsite affordability is a high priority and decided to forgo paying inclusionary housing fees and included 12% of the base zoning’s allowable residential density as very low-income units.  Ownership also engaged a 3rd party provider to solicit very low-income residents that were handicapped and/or had special needs.
